    A fully entitled 20+ year project divided amongst 12 buildings and 4 phases (35% residential / 65% commercial) located at the heart of South Boston between Andrew Square and Broadway T-stops on the red line. This live-work-play development is akin to creating a city within a city and will change the landscape of the neighborhood for generations to come.

    “Randolph Assemblage and Masterplan” is a mix of industrial and hospitality uses on the cloverleaf of route 93 at the northernmost corner of Randolph. Soon to be home to a micro-campus for a regional transportation company and two other TBD uses spanning across nearly 20 acres of land.

    An assemblage of 12 acres of land over numerous acquisitions and exit strategies resulting in 3 stabilized value add properties and a new development for a regional headquarters for a national plumbing outfit in the Newmarket neighborhood of Boston.

    Concept and launch for a multi building cGMP / R&D focused tech campus geared toward early-mid stage biotech and tough-tech companies in South Boston. Execution disrupted by COVID and lead to a pivot to lower TI / more recreation focused users.

    Acquired and gut-renovated multiple attached and detached triple decker and duplex apartment buildings to be used as a covered land play during the execution of a long term development. The entire portfolio is now stabilized and cash flowing.

    Developed a small, award winning, full-service, community oriented cafe, with an operations partner, from the ground up. The space exists as a node within the community and a center of activation for an event series called “Lot on the Dot”.

    Rats are the most adaptive, versatile, and quickly reproducing animal existing in our world today. So when an ultra-high-end condo building in Boston’s back bay was losing value as residents fire discount sold their units due to an evolving rodent problem, we knew it would be complicated. The condo board tasked us with solving the problem, and we were given nearly unlimited resources. We implemented bleeding edge, and sometimes controversial solutions to solve the problem in less than 3 months.

    A former air force pilot and current military consultant engaged us to build an off the grid home attached to a landing strip. During feasibility, regulatory costs proved to cumbersome to make the project work.

    Our group was engaged to build custom phone booth / meeting pods that could easily be rolled from space to space. The project broke down when the parent project disintegrated.
